<p>Sales of previously owned homes in April were essentially flat compared with March, rising just 0.2% to 4.02 million units on a seasonally adjusted, annualized basis, according to the National Association of Realtors. Housing analysts were expecting a gain of more than 3%. </p>
<p>April sales were unchanged year over year. This count is based on closings, so contracts likely signed in late February and March. The average rate on the 30-year fixed mortgage ended March in the high 5% range, according to Mortgage News Daily, and then shot up sharply, due to the start of the U.S.-Israel war with Iran.</p>
<p>&#8220;Despite mixed macroeconomic signals—including a record-high stock market and historically low consumer confidence—home sales were modestly boosted by the continued improvement in housing affordability,&#8221; said Lawrence Yun, NAR&#8217;s chief economist, in a release. &#8220;Mortgage rates are lower from a year ago, and average income growth is outpacing home price gains.&#8221;</p>
<p>Inventory in April rose 5.8% from March, but was up just 1.4% from the previous April to a 4.4-month supply. That is still considered tight, as a six-month supply represents a balanced market between buyer and seller. </p>
<p>&#8220;We really need to see 30% growth in inventory, but we are not seeing that,&#8221; Yun said. &#8220;Multiple offers, though not as intense as a few years ago, are still occurring. At the same time, days on market are lengthening on average, implying that consumers are taking their time before making decisions.&#8221;</p>
<p>That pushed prices higher. The median price of a home sold in April was $417,700, up 0.9% from the year before. That is the highest price NAR has recorded for April.</p>
<p>The average days on market increased to 32 days in April, up from 29 days during the same month last year. First-time buyers represented a 33% share of sales during the month, down slightly from a year ago. One-quarter of all sales were all cash, unchanged from last year.</p>
<p>Mortgage rates have remained higher, starting this week at 6.42%. Other reports this month show that while pending sales have increased some in April and May, supply is tightening again. That will continue to lift prices.</p>

<p>It all started on a long drive from south Florida to North Carolina last holiday season. As Robert Levine drove, he asked his wife in the passenger seat to prompt ChatGPT with questions they had about the home-selling process. “Are we capable of doing this?” they asked. “What’s the realistic timeline tactically?”</p>

<p>The conversation started as a way to pass time on the long trip. But it soon ballooned into a comprehensive endeavor, with the AI taking over the marketing, planning, pricing, and negotiating. Through simple prompts throughout the home-selling journey, Levine and his wife clinched a signed contract to sell their Cooper City, Fla., home for $954,800—or $100,000 more than what real estate agents estimated the home’s value to be.</p>
<p>“When we met with real estate agents they lacked confidence in pricing,” Levine told <em>Fortune</em>. “ChatGPT gave us more confidence in price points of where the market was going.”</p>
<p>AI models are growing more capable of completing even the most complex tasks, surpassing benchmarks that the world’s smartest mathematicians and lawyers deemed onerous hurdles. </p>
<p>It’s not just businesses that are leveraging the technology. Everyday Americans are using AI to serve themselves, some for selling their homes, and others for more questionable practices like completing their schoolwork. Some AI experts and business leaders think the technology could wipe out swaths of white-collar workers, and real estate agents may not be spared.</p>
<p>Levine has the technological acumen to utilize the full extent of ChatGPT’s tools. As the CEO of strategic consulting firm ComOps, he guides casinos and hospitality brands on how to leverage AI. Still, Levine is convinced the way he sold his house is attainable to even those less tech-savvy than he.</p>
<p>“I’d recommend it to everyone,” he said. “ChatGPT is not coding. It is a conversation, and you’re going to have to have that conversation with a real estate professional if you want to go that direction anyway.”</p>
<p><strong>ChatGPT as a negotiator and a painter</strong></p>
<p>For Levine, conversations with real estate agents didn’t quite fit into his busy schedule. And though he spoke to some, none were confident in the pricing of his home. ChatGPT, on the other hand, assured him that listing the home $100,000 more than what real estate agents advised was the right move. </p>
<p>The home sold for one of the highest per-square-foot prices in the market, according to Levine, despite not having the best view, the largest lot, or being the most updated property in the area. </p>
<p>The AI planned the most granular aspects of the homeselling process. It gave tips on how to update the property, even suggesting which walls to repaint. And it told Levine when to schedule home viewings to work around his schedule. The father of three ultimately showed his home to 15 prospective buyers, one-third of whom submitted an application.</p>
<p>“It pushed us through all of that, including small things that I would have never thought of,” Levine recalled. “The first impression is important. We hear that all the time about curb appeal. But also when they walk into the house, they don’t want to see scuffs on the wall.”</p>
<p>While the AI functioned as Levine’s personal real estate agent, there were some barriers to its abilities. For one, Levine had to be engaged at every step. That meant prompting the AI for instructions rather than handing over duties to an autonomous AI agent. And while recent studies have shown AI is theoretically capable of handling the majority of tasks a lawyer does, he opted to hire his own lawyer. And of course, the technology couldn’t host open houses or box up his family’s belongings.</p>
<p>Levine still thinks real estate agents fulfill the needs of certain homebuyers, but believes all home sellers could benefit from putting the technology to work.</p>
<p>“It doesn’t necessarily replace professionals,” he said. “But it does allow us all to have the ability to be more curious and to feel more confident in the decisions we’re making.”</p>

<h2>Bitcoin Split Across 71 Wallets In Alleged $176M Transfer Scheme</h2>
<p>According to court filings, the <a href="https://www.coingecko.com/en/coins/bitcoin" rel="nofollow noopener" target="_blank">Bitcoin</a> was moved into 71 separate wallet addresses shortly after the alleged access took place. The claimant, Yuen, believes the transfer was deliberate and designed to spread the funds in a way that would make tracing and recovery harder.</p>
<p>He also told the court that recording devices had been set up inside the home, initially over concerns raised by a child. Audio gathered from those devices is said to include conversations involving Li about moving money without triggering alerts from banks or authorities.</p>
<p>Police later searched properties connected to Li and seized several items, including cold wallets and high-value watches. She was arrested and released on bail while inquiries were carried out. Investigators have since indicated that no further action will be taken unless new evidence surfaces.</p>

<h2>Judge Sees Strong Chance Of Success</h2>
<p>The High Court has signaled that the case may move quickly. A judge reviewing the material said the claimant appears to have a strong case and suggested an expedited trial due to the size of the assets and the risks tied to their security.</p>
<p>An application has been made to freeze assets believed to be linked to the defendant and her sister. The goal is to prevent any movement while the dispute is still being decided. The court reviewed transcripts and materials gathered during searches when considering the strength of the claim.</p>
<p>Another issue that concerned the judge was how easily digital assets could be transferred between jurisdictions, which could pose a problem if the case is not settled quickly.</p>

A recent report indicates that the blockchain is emerging as the primary hub for on-chain AI agents, suggesting an expansion beyond its roots in DeFi.</span></p>
<p><span style="font-weight: 400;">Compared to other chains, ETH is gradually becoming the home for these projects, surpassing them by a long shot. More autonomous, revenue-generating </span><span style="font-weight: 400;">AI systems</span><span style="font-weight: 400;"> are being constantly hosted and supported by the blockchain.</span></p>
<p><span style="font-weight: 400;">As seen on the </span><a href="https://x.com/LeonWaidmann/status/2027001992720142612?s=20" target="_blank" rel="noopener nofollow"><span style="font-weight: 400;">chart shared</span></a><span style="font-weight: 400;"> by Leon Waidmann, a data analyst and the head of research at Lisk, the number of AI agents on Ethereum has reached 27,315. Other major chains, such as Base, Monad, MegaETH, and BNB Smart Chain, have recorded 19,499, 8,348, 8,150, and 6,689 in AI agents, respectively. With this figure, the ETH network now handles 40% more AI agents than the chain in second spot.</span></p>

<p>High home prices, faltering supply and weaker consumer confidence in the economy all continue to weigh on the U.S. housing market. The chief economist for the National Association of Realtors, Lawrence Yun, is calling it &#8220;a new housing crisis.&#8221;</p>
<p>Sales of previously owned homes in January dropped a much wider-than-expected 8.4% from December to a seasonally adjusted, annualized rate of 3.91 million, according to the NAR. Sales were 4.4% lower than January 2025. That is the slowest pace since December 2023 and the biggest monthly drop since February 2022.</p>
<p>This count is based on closings, so contracts that were likely signed in November and December, when the average rate on the 30-year fixed mortgage didn&#8217;t move much before dropping slightly in January. That rate is now 6.1%, according to Mortgage News Daily. </p>
<p>Regionally, sales fell across the nation month to month but were down the most in the South and West. </p>
<p>&#8220;Affordability conditions are improving, with NAR&#8217;s Housing Affordability Index showing that housing is the most affordable it&#8217;s been since March 2022,&#8221; Yun said in a release. &#8220;This is due to wage gains outpacing home price growth and mortgage rates being lower than a year ago. However, supply has not kept pace and remains quite low.&#8221;</p>
<p>But he also noted on a call with reporters that potential buyers are &#8220;still struggling,&#8221; and &#8220;renters are not participating in housing wealth.&#8221; He characterized the current market as a crisis because, &#8220;the movement is not happening. Americans are stuck.&#8221;</p>

<p>Inventory came down in January from December but was still up 3.4% year over year. There were 1.22 million homes for sale at the end of January, which at the current sales pace is a 3.7-month supply. A six-month supply is considered a balanced market between buyer and seller.</p>
<p>Tighter supply kept home prices in positive territory. The median price for a home sold in January was $396,800, up 0.9% year over year and the highest January price on record. </p>
<p>&#8220;Homeowners are in a financially comfortable position as a result. Since January 2020, a typical homeowner would have accumulated $130,500 in housing wealth,&#8221; Yun added.</p>
<p>Homes are taking longer to sell, at 46 days in January versus 41 in January 2025. About 31% of sales were to first-time buyers, up from 28% a year ago. </p>
<p>Sales continue to be strongest on the higher end of the market; in fact, the only price segment in the positive from a year ago was the $1 million-plus range. Sales dropped the most for homes priced below $250,000.</p>

<p>Mortgage rates are lower, home prices are easing and there is more supply on the market for sale. All of that adds up to improved affordability for today&#8217;s homebuyers. Saving for a down payment, however, is still the biggest hurdle for first-time buyers. </p>
<p>Prices nationally are basically flat compared with where they were a year ago, according to Parcl Labs, which runs daily studies of U.S. home prices. They dipped into negative territory earlier this month and are now just 0.3% higher year over year. </p>
<p>The latest S&amp;P Cotality Case-Shiller home price index, which reflects pricing from October, showed large disparities among metropolitan markets. Of the top 20 markets it highlights, Chicago; New York; and Cleveland had the biggest gains. Meanwhile eight cities showed prices in negative territory, with Tampa, Florida; Phoenix; and Dallas seeing the biggest losses. </p>
<p>&#8220;National home prices also continue to lag consumer inflation, as October&#8217;s CPI is estimated around 3.1% (based on a provisional index the U.S. Treasury announced due to the federal data shutdown) – roughly 1.8 percentage points higher than the latest housing appreciation. In real terms, that gap implies a slight decline in inflation-adjusted home values over the past year,&#8221; explained Nicholas Godec, head of fixed income tradables and commodities at S&amp;P Dow Jones Indices, in a release.</p>
<p>Mortgage rates, too, are coming down. </p>
<p>The average on the 30-year fixed mortgage is currently at 6.19%, according to Mortgage News Daily. It started this year well over 7%. That decline means significant savings for homebuyers. </p>
<p>For example, for a buyer putting down 20% on a $410,000 home (right around the national median), the monthly payment today is $200 less on average than it would have been a year ago. Weaker prices and lower rates are changing the math on what first-time buyers can afford. </p>

<p>The typical homebuyer now needs seven years to save for a down payment, according to Realtor.com. That&#8217;s down from the recent peak of 12 years in 2022, but still roughly double pre-pandemic levels, partly because the personal savings rate is so much lower than it was in 2020. </p>
<p>Down payments continue to be the biggest hurdle to homeownership, which in the second half of this year fell to 65%, according to the U.S. Census, the lowest level since 2019.</p>
<p>But an improved supply of homes for sale is adding momentum to the market. Active listings are now about 12% higher than they were a year ago, according to Realtor.com, but still 6% lower than they were just pre-pandemic.</p>
<p>And buyers appear to be responding. Pending home sales, which count signed contracts on existing homes, rose more than expected in November. They were 3.3% higher than October, 2.6% higher than November 2024 and hit the highest level in nearly three years, according to the National Association of Realtors. </p>
<p>&#8220;Improving housing affordability–driven by lower mortgage rates and wage growth rising faster than home prices–is helping buyers test the market. More inventory choices compared to last year are also attracting more buyers to the market,&#8221; said Lawrence Yun, chief economist for the Realtors, in a release. </p>

<p>These days, a new “parking spot” fight is emerging – not over the office lot, but over who gets to work remotely and how often. As companies grapple with return-to-office mandates and hybrid schedules, decisions about who works where are becoming a flashpoint. <a href="https://hbr.org/2023/12/research-the-growing-inequality-of-who-gets-to-work-from-home" target="_blank" rel="noreferrer noopener" aria-label="Go to https://hbr.org/2023/12/research-the-growing-inequality-of-who-gets-to-work-from-home" class="sc-5ad7098d-0 lcJVdL">Research confirms what many business leaders already sense: inequality in remote work is growing.</a> High-income, highly educated employees are far more likely to have remote options, while most others are not. For jobs paying around $30,000, remote work is rare; for those earning over $200,000, more than 30% offer part- or full-time flexibility. Many of the executives we talk to in our executive education programs mention fairness (or the lack thereof) as a significant concern associated with work-from-home. Employees required to come into the office feel they are being treated unfairly, which <a href="https://sloanreview.mit.edu/article/how-workplace-fairness-affects-employee-commitment/" target="_blank" rel="noreferrer noopener" aria-label="Go to https://sloanreview.mit.edu/article/how-workplace-fairness-affects-employee-commitment/" class="sc-5ad7098d-0 lcJVdL">can undermine engagement and morale</a>. In this new world, work will not be uniform — it will be personalized. But with personalization comes the challenge of maintaining fairness in the increasingly customized work arrangements. How should organizations address this? </p>
<p>In general, there’s no shortage of felt unfairness in the workplace. Everyone knows that people within the same organization often earn different salaries. Other benefits — like health insurance or leave policies — are also unequally distributed. So why is who gets to work remotely such a concern? And what can leaders do to address it?</p>
<p><a href="https://psycnet.apa.org/record/1996-01404-002" target="_blank" rel="noreferrer noopener" aria-label="Go to https://psycnet.apa.org/record/1996-01404-002" class="sc-5ad7098d-0 lcJVdL">Research shows</a> that are more likely to accept unfavorable decisions if they perceive fairness in the decision-making process. In practice, this is difficult because fairness depends on many factors: (1) whether reasons for the decision were clearly explained, (2) whether it was applied consistently, (3) whether people had enough time and resources to adapt, (4) whether their input was solicited and considered, and (5) whether they were treated with dignity and respect. Even if most of these conditions are met, one or two unfair elements can strongly shape overall perceptions of fairness.</p>
<p>When it comes to remote work, simply stating that a job <em>can</em> be done remotely is not enough to justify <em>why</em> someone gets that benefit. So, here are three key factors to ensure custom hybrid work arrangements gain wider support:</p>
<h3 class="wp-block-heading"><strong>1. Clarify how and why the new work structure (remote, hybrid or in office) adds value—for everyone</strong></h3>
<p>Unequal treatment becomes more legitimate when it is seen as instrumental to a greater goal. Leaders need to communicate clearly that remote work is a productivity strategy. That means explaining, with specificity, how working from home enables better focus, faster execution, or higher-quality output—<em>and</em> how these benefits help the team or organization perform better overall.</p>
<p>Too often, work-from-home arrangements are framed in terms of individual preference or convenience. Instead, they need to be justified in terms of value creation. If remote work doesn’t clearly contribute to better outcomes, it shouldn’t be allowed. But when it does, employees—both remote and in-person—deserve to understand why.</p>
<h3 class="wp-block-heading"><strong>2. Involve employees in shaping hybrid policies</strong></h3>
<p>People are more likely to accept unequal arrangements when they have a voice in the process. Rather than decreeing top-down policies, companies should engage employees—across roles, functions, and work modalities—in conversations about what hybrid work should look like.</p>
<p>Conversations can take the form of surveys, listening sessions, cross-functional working groups, or even informal feedback loops. The gold standard of involvement is for employees to know that their views were <em>seriously considered</em>. When employees see that their perspectives are reflected in policy decisions, they can directly see that their input was taken into account, leading them to view decisions as fair. The bigger challenge is to show people that their input was seriously considered even when it was not reflected in policy decisions. When this is the case, leaders must provide reasonable explanations  and in a reasonable tone of voice. </p>
<p><strong>3. Invest in improving the in-office experience—for real</strong></p>
<p>To those who must be on-site, hybrid work can feel like a raw deal. That’s why organizations need to go beyond surface-level perks (free snacks won’t cut it) and focus on creating meaningful improvements to the work experience in the office.</p>
<p>This could include better-designed spaces for collaboration, clearer schedules for shared presence, or streamlined workflows that reduce friction and frustration. The goal is to make in-office work genuinely more productive and purposeful. Such changes are significant to employees not only substantively, but also symbolically. After all, it conveys to employees that they are being treated with dignity and respect.</p>
<p>Hybrid work is here to stay. But its long-term success will depend not just on technology or policy—but on the fairness of the process of planning and implementing it. By explaining decisions clearly, taking employees input seriously, and improving work for those on-site, leaders can build hybrid systems that feel less like a divide—and more like a shared enterprise.</p>

<p>According to the Tel Aviv District Attorney’s Office, a Bitcoin trader in Herzliya was attacked and robbed in what prosecutors call a violent home invasion on September 7.</p>
<p>The victim was stabbed and forced to give up digital wallet access. Reports say the thieves walked away with roughly $600,000 in assets and valuables.</p>
<h2>How The Attack Unfolded</h2>
<p><a href="https://www.calcalistech.com/ctechnews/article/sj11igt7axl" target="_blank" rel="noopener nofollow">Reports</a> have disclosed that the assailants waited in the stairwell outside the victim’s apartment and struck at about 8:10 a.m. They forced their way in when the door opened. The attacker tied the man up and stabbed him twice, each wound above the knee.</p>
<p>They threatened harm to his family to force him to hand over wallet codes. At first, the group demanded 500 Bitcoin, a demand that was later scaled down as violence was used to extract access.</p>
<p>Under pressure, the victim surrendered credentials that allowed transfers of approximately $547,260 in Bitcoin and $42,248 in USDT.</p>
<p>The <a href="https://www.gncrypto.news/news/wrench-attack-tel-aviv-trader-tortured-600k-btc-usdt/?utm_source=chatgpt.com" target="_blank" rel="noopener nofollow">intruders</a> also took a Rolex watch valued at about $50,000, a laptop, a Trezor hardware wallet, around €5,300 in cash and several thousand Israeli shekels. Before leaving, they sprayed disinfectant inside the flat—apparently in an effort to erase traces.</p>

<h2>Arrest And Charges</h2>
<p>Based on reports, police arrested 46-year-old Murad Mahajna on September 10. He was indicted by the Tel Aviv District Attorney’s Office.</p>
<p>The charges include breaking and entering, aggravated robbery, extortion by threats, obstruction of justice and making threats.</p>
<p>Prosecutors say they linked Mahajna to the scene using phone records, voice identification, technological data and CCTV footage. He is described as having a criminal history with 10 prior convictions for matters including violence, drugs and weapons.</p>
<h3>Numbers And Evidence</h3>
<p>The sums in this case are specific. Roughly $589,508 in crypto was reportedly moved from the victim’s accounts — the combined total of the <a href="https://www.coingecko.com/en/coins/bitcoin" target="_blank" rel="noopener nofollow">Bitcoin</a> and USDT transfers.</p>
<p>When the watch and cash are added, the financial loss approaches the headline figure of $600K that circulated in early reports.</p>
<p>Crypto-analytics sources tracking physical attacks on holders listed this event among confirmed <a href="https://www.trmlabs.com/resources/blog/the-rise-of-wrench-attacks-and-crypto-related-violent-crime" target="_blank" rel="noopener nofollow">“wrench” style assaults</a>; one count put it as the 52nd such physical attack recorded in 2025.</p>
<p>Phone calls allegedly made after the assault pressured the victim for more coins and included threats to “find” family members if demands were not met.</p>

The New York-based mortgage lender jumped more than 36% last week. Better Home&#8217;s market capitalization was a little more than $500 million as of Friday&#8217;s close, according to FactSet data.</p>
